Cheung Sha Wan in Kowloon has been completely revitalised from a downmarket area to a high-rise place commanding attractive home prices. An apartment in the Aqua Marine development in Cheung Sha Wan, marketed by Midland Realty, is available for HK$5.5 million.

Winnie Hu, the agent in charge of the sale at Midland, says that the price of this two-bedroom apartment is attractive as similar apartments in the area are HK$5.8 million-plus or even HK$6 million.

The lower-floor flat faces northeast with wide views, and is newly decorated with a tidy new partition. Aqua Marine is one of the “Four Little Dragons in Cheung Sha Wan” and is well-known for its open landscape, convenient location, and the high quality of its living environment.

According to Hu, the development is ideal for buyers switching flats, or even for starters stepping onto the property ladder.

The gross floor area of the flat is 667 sq ft and the saleable area is 494 sq ft.

A second property worth seeing is at The Mayfair in May Road, Mid-Levels. This luxury unit has a gross floor area of 2,872 sq ft and a saleable area of 2,118 sq ft. Its owner is asking for HK$98 million, which is a far cry from the HK$120 million sought for properties in the same building last August.
